The prospect of buying a house sitting in three acres with uninterrupted twelve-mile views across the Weald, within five minutes walk of a historic sussex village, was just too tempting to these clients.

At first they thought they had bought a lot of house for not much money, but what looked too good to be true turned out to be exactly that – Within a few weeks of moving in, the owners found out just how poorly it had been extended.

Our first brief was to investigate the potential for pulling it down and getting permission to develop the site, but Rother Council would have none of it, as the house lay just outside the village envelope.

However, we soon realised that this building actually had a lot of potential, and after a lot of discussion with the clients and examination of different options, including site meetings with the planners, we came up with a two stage plan to turn it into a stunning family home.

The first stage called for tearing down the flat-roofed garage extension and replacing it with a chalet extension that offered a double garage, boot room and downstairs toilet, together with an en-suite bedroom and study/bedroom. At the same time internal works saw a new kitchen/diner created.

This part of the project also called for landscaping the front garden to give access to the garage,. Taking away the spoil came to over 60 truckloads, and created a sweeping new driveway.

After pausing for a couple of years to replenish the budget, the next stage was to rebuild the rear extension, which included an outstanding master suite with bath, shower and dressing room, as well as a 20’ x 26’ lounge, a library and a vaulted garden room.

Just five years after they bought the property for just £ 225,000, our clients had it revalued for £ 1.15m giving them the potential for a very handsome profit
